You will directly identify, evaluate, and finalize site agreements across diverse property types, exercising genuine authority without institutional delays. 2 Hour Learning is establishing a national presence through schools, and your role accelerates that expansion by building a scalable, repeatable system for site acquisition and launch. You will enable campus openings by securing superior locations and executing lease transactions with consistency, efficiency, and scope. The organization requires someone capable of rendering go/no-go decisions on a weekly basis, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate qualified opportunities. What You Will Be Doing • Establish and iteratively refine site qualification frameworks that address zoning requirements, permitting pathways, spatial needs, demographic alignment, brand criteria, and compliance exposure, then convert these into machine-readable formats that support automated screening and prioritization • Render authoritative go/no-go determinations on prospective sites on a weekly cadence, drawing from analysis conducted by individual contributors and broker partners, and advancing pipeline momentum with transparent reasoning tied to qualification standards • Directly negotiate term sheets, letters of intent, and lease amendments through execution, optimizing for transaction speed, risk mitigation, and cost efficiency, while leveraging AI capabilities to detect contractual risks and expedite legal workflows • Develop high-fidelity briefing materials and conduct recurring engagements to energize brokers, property developers, and capital partners. Deploy AI to create tailored outreach at volume that yields qualified transaction flow What You Won’t Be Doing • Building or supervising a sizable team or assigning transaction execution responsibilities to subordinates • Emphasizing extended strategic roadmaps at the expense of weekly progress and live deal execution • Facilitating transactions without assuming direct accountability from initial inquiry through executed lease VP Of Real Estate Key Responsibilities Take full ownership of the comprehensive campus site acquisition funnel, from establishing qualification standards and cultivating broker partnerships to independently finalizing lease agreements that dictate our expansion velocity and geographic reach. Basic Requirements • 5+ years leading multi-location real estate growth initiatives or site identification programs • Direct closure of no fewer than 25 commercial real estate transactions, encompassing leases and/or acquisitions, with personal responsibility for transaction architecture and completion • Proven track record of owning transaction results, not merely coordinating or supervising processes • Current, active application of AI capabilities in everyday work processes (e.g., GPT platforms, contract clause evaluation, research automation, pipeline tracking) • Capacity to evaluate site feasibility rapidly by interpreting zoning codes, permit requirements, and regulatory frameworks • Proficiency with AI-driven tools for investigation, content creation, and document analysis • U.S.-based and available for travel up to 25% of the time • Authorized to work in the United States without requiring visa sponsorship Nice-to-have Requirements • Prior involvement in franchise network expansion or multi-site retail deployment • Track record of creating or materially enhancing systematic site evaluation methodologies • Proven capability to analyze lease-versus-purchase alternatives and determine optimal deal structure for each location About 2 Hour Learning Education is broken, but 2 Hour Learning is proving it doesn’t have to be. The position is immediately available and requires entering into an independent contractor agreement with Crossover as a Contractor of Record.
